For a typical 2 BHK: Essential (modular only) is roughly ₹5–6.5 L; Premium (a complete turnkey home — civil, electrical, false ceiling, painting and management) is ₹9–11 L; and Lux (customised, with premium finishes and curated décor) is ₹15–18 L. A 3 BHK runs about ₹6.5–8 L for Essential (modular only), ₹12–14 L for Premium (complete home), and ₹20–23 L for Lux.
Because we haven't seen your flat. The range narrows to a single fixed, itemised figure after a detailed discussion on your requirements and design finalisation — and once you sign it, it does not move. Anyone who gives you an exact number before measuring is guessing, and the gap gets recovered later.
Civil work, plumbing and structural changes, appliances, and loose furniture unless specified. We list exclusions explicitly on the packages page — a quote that doesn't tell you what it excludes isn't a quote.
Usually yes, upfront. What you give up is the design, the warranty, the dated timeline, and anyone to call in year three. We own our factory, so we sit between the carpenter's price and the platform's — with the accountability of the first and the process of the second.
