What most of them mean is that they'll manage the vendors on your behalf — which is genuinely useful, and is not the same thing as being accountable. When the fabricator is late, your turnkey company is as stuck as you are; they just have to phone somebody. We make the joinery ourselves, so when the schedule slips there is no third party to blame and no third party to wait for.
Kitchen and wardrobes are about half. False ceiling, lighting and electrical are another fifth. Painting, loose furniture and styling take the rest. That split surprises people, because the visible glamour is in the last category and the money is in the first. Our advice to almost every client is the same: do the first half properly and let the second half wait a year. You'll have a clearer view of what you want once you've lived there, and a beautiful room in an unfinished flat is a better place to be than a thin version of the whole thing.

Yes, if you possibly can. Working around a family living in the flat adds weeks, puts dust in rooms you're trying to keep clean, and means the loud work happens on somebody's day off. If you have possession and a spare month, it's the cheapest month you'll spend on this project.
Civil and structural changes, plumbing relocation, appliances, and loose furniture unless it's specified. We publish exclusions because a quote that doesn't tell you what it leaves out isn't a quote — it's a surprise you find at the end.
