A 3 BHK is where people start spending real money, and where the gap between a good quote and a bad one gets expensive.
Almost nobody uses a 3 BHK as three bedrooms. It's two bedrooms and a study, or two and a guest room that's really storage, or two and a room for a parent who visits. Getting that decision right at the drawing stage changes the joinery entirely — and getting it wrong means a room that's furnished for a use it never has. It's the first thing we ask about and the thing most quotes assume.
Kitchen ₹3–4 lakh, wardrobes and storage across three rooms ₹3.5–4.5 lakh, false ceiling and lighting ₹2 lakh, and the rest into finishes and furniture. The kitchen gets bigger and the storage multiplies — but the ratio stays roughly the same as a 2 BHK. Half the money in the things that are made.
At 2 BHK scale, most quotes land in the same postcode. At 3 BHK, the spread gets wide — because there's more joinery, and joinery is where a vendor network has room to substitute.
