Where it started
An empty flat, room by room.

No company that sub-contracts the build can show you this. They don't hold the keys before the first board goes up, so they were never in the empty room to photograph it. We were.
The project
The brief
A young family moving into their first owned home. They wanted storage that disappeared, a kitchen that two people could cook in without colliding, and nothing that looked like a showroom.
The challenge
A single window in the kitchen and a structural column landing awkwardly in the living room. The builder’s base flooring was staying — the budget did not stretch to replacing it, so everything had to be drawn around a tile they had not chosen.
What we did
We planned to the real carpet area rather than the brochure figure, wrapped the column into a full-height storage run so it stopped reading as a mistake, and lifted the light in the kitchen with a pale acrylic finish and under-cabinet lighting rather than fighting the window.
The result
Handed over a day inside the contracted date. Storage across every room, a kitchen that works at 8am with two people in it, and a living room where you have to be told the column was ever a problem.
