2 BHK interior design cost in Pune: an honest breakdown

Every quote you get will be a single number with no working. Here's the working — what each part of a 2 BHK actually costs, and where the money is wasted.

A 2 BHK interior in Pune costs somewhere between ₹6 lakh and ₹14 lakh, and that range is so wide it's almost useless. So let's do something the quotes don't: break it down.

Everything below assumes a typical Pune 2 BHK — around 850 sq ft of carpet area, which the brochure probably sold you as 1,150 sq ft of super built-up. That gap matters, and we'll come back to it.

Where the money actually goes

This is the split on a ₹8 lakh full-home project at laminate finish. The proportions hold reasonably well as the budget rises — what changes is the finish, not the shape of the pie.

Half your money is in two rooms. That surprises almost everyone, because the visible glamour is in the last two lines and the money is in the first two. It is also the single most useful thing to know before you take a quote.

What drives the number up

Anyone who tells you one of these is simply better is selling you the one with the best margin. Laminate in a kitchen that gets hard use is not a compromise — it's the right answer. Veneer in a rented flat is money you will not get back.

Carpet area, not super built-up

Quotes are often priced against the super built-up figure because it's the number on your paperwork and it's 25–30% bigger. Ask which one they've used. If a quote says ₹700/sq ft on 1,150 super built-up, it's really ₹947/sq ft on the 850 you actually own — and it will be compared, unfavourably and unfairly, against an honest quote priced on carpet.

What to do first, and what can wait

There is no correct answer here, and anyone who gives you one is selling you their taste. But there is an order.

  • Kitchen and wardrobes first. Half the budget, and the half you open every day. Never economise here — it's the part that fails, and the part you can't replace without dismantling the room.
  • Then the rooms you live in. Living room, master bedroom. The feature wall, the ceiling, the lighting — if this is where you'll spend your evenings, spend here.
  • The kids' rooms are worth more than they cost. A mural your daughter loves is ₹25–40k and she will remember it for twenty years. It is the least rational and most valuable line on most quotes.
  • Loose furniture can wait. You don't know how you'll use the flat yet. A year in, you'll choose better and probably cheaper.
The only real mistake is spreading the budget so thin that nothing in the home is properly made. Half a house done properly beats all of it done cheaply.

The question that actually reveals the quote

Not "what does it cost?" Ask: what's excluded, and what happens if you're late?

Almost nobody in this market publishes exclusions, and that is not an oversight — it's where the surprise invoice lives. Civil work, plumbing relocation, appliances and loose furniture are the usual four. Get them in writing before you compare two numbers, because a quote that includes them and a quote that doesn't are not comparable at all.

And ask who makes the kitchen. If the company selling it to you isn't the company building it, there are two margins in your price and nobody who owns the date.

So what should a 2 BHK cost?

Around ₹8 lakh at laminate for a full home, done properly, in Pune, in 2026. Below ₹6 lakh, something is being left out and you should find out what. Above ₹12 lakh on a 2 BHK, you're paying for finish level or for somebody's margin stack — and you're entitled to know which.
