Interior Design Cost per Sq Ft in Pune: Real Numbers from 20 Delivered Homes

We took 20 homes we have actually delivered across Pune, divided final cost by area, and got anything from ₹833 to ₹1,833 per sq ft. Here is the full table, the maths, and why you should not budget this way.

‘What is your rate per sq ft?’ is the first question almost everyone asks us. It is a reasonable question. It is also the wrong one. The honest answer to interior design cost per sq ft in Pune is that it depends so heavily on what goes into the home that a single number is close to useless — and any firm that gives you one over the phone is giving you a lead-capture figure, not a price.

Rather than just say that, we have done the arithmetic on our own work. Below are 20 homes we have delivered across Pune — Baner, Tathawade, Hinjewadi, Punawale, Wakad, Ravet, Balewadi, Bhosari and Pimpri — with their size, collection, final cost and days to handover. We divided cost by area for each one. The results range from ₹833 to ₹1,833 per sq ft. That spread is the point of this article.

The data: 20 delivered Pune homes, cost ÷ area

Every figure here is a final cost on a real project, not a quote or a starting price. Homes are anonymised by building and locality. Areas are approximate, as recorded on the project. ‘₹ per sq ft’ is simply final cost divided by area, rounded to the nearest rupee. ‘Days’ is the full job as recorded, from start to handover.

To check one row: the 3 BHK at Kohinoor Sapphire cost ₹12 lakh, which is ₹12,00,000. Divided by 900 sq ft, that is ₹1,333 per sq ft. The 2 BHK in the same building cost ₹7,00,000 over 700 sq ft — exactly ₹1,000 per sq ft.

What the averages say (with the working)

There are two sensible ways to average this. A simple average treats every home equally: add up the 20 per-sq-ft figures and divide by 20. A pooled average adds up all the money and divides by all the area, so bigger homes count for more. They come out almost the same here.

  • All 20 homes, pooled: total cost ₹245 lakh ÷ total area 21,700 sq ft = ₹1,129 per sq ft.
  • All 20 homes, simple average of the per-sq-ft column = ₹1,128 per sq ft. The median is ₹1,067.
  • Premium (12 homes): ₹9 + 12 + 8 + 7 + 12 + 10 + 7 + 8 + 12 + 16 + 14 + 8 = ₹123 lakh, over 11,800 sq ft = ₹1,042 per sq ft. Range ₹889 to ₹1,333.
  • Lux (7 homes): ₹16 + 20 + 14 + 15 + 10 + 15 + 22 = ₹112 lakh, over 8,700 sq ft = ₹1,287 per sq ft. Range ₹1,000 to ₹1,833.
  • Essential (1 home): ₹10 lakh over 1,200 sq ft = ₹833 per sq ft. One home is not an average; treat it as a single data point.

So if you absolutely must have a headline, ‘roughly ₹1,000–1,300 per sq ft for a full home in our Premium and Lux collections’ is defensible from this data. But look at what is hiding inside those averages before you use it for anything.

Why per-sq-ft is a misleading way to budget

The same collection, in the same city, from the same studio and factory, produced per-sq-ft figures more than twice apart. Here is why that happens, using the homes above.

1. The expensive things do not scale with floor area

A home’s interior cost is driven mostly by the number and size of things built into it — a kitchen, wardrobes, a TV unit, vanities, a ceiling — not by how many square feet of empty floor there are. Every flat has one kitchen whether it is 700 sq ft or 1,500 sq ft. A modest kitchen in a small flat costs nearly as much as a modest kitchen in a large one.

Our own typical budget split makes the point: on a full home, the modular kitchen is about 26% of the budget and wardrobes and storage about 24%. Half the money goes on two categories whose cost depends on the number of bedrooms and the kitchen layout far more than on total area.

2. Smaller homes look expensive per sq ft

Because fixed items dominate, a smaller home almost always looks pricier per sq ft. Compare the two homes at Kohinoor Sapphire: the 2 BHK at 700 sq ft came out at ₹1,000 per sq ft, while the 3 BHK at 900 sq ft came out at ₹1,333 — an extra bedroom’s worth of wardrobe and fit-out squeezed into only 200 extra sq ft.

You can see the same pattern in our indicative pricing. Take the Premium collection at our typical assumed carpet areas:

Premium collectionIndicative priceAssumed carpet areaImplied ₹ per sq ft
1 BHK₹6–8 L550 sq ft₹1,091–1,455
2 BHK₹9–11 L850 sq ft₹1,059–1,294
3 BHK₹12–14 L1,250 sq ft₹960–1,120
4 BHK / villa₹15–17 L1,800 sq ft₹833–944

Same collection, same finishes, same service — and the implied rate per sq ft falls steadily as the home gets bigger. If you apply a 1 BHK rate to a 4 BHK, you will over-budget badly. Apply a 4 BHK rate to a 1 BHK and you will under-budget just as badly.

3. Scope varies even inside the same society

Three 3 BHK Premium homes at Jubilee Hills, Baner, are in the table. One at about 1,200 sq ft cost ₹12 lakh (₹1,000 per sq ft). Two at about 1,500 sq ft cost ₹16 lakh and ₹14 lakh — ₹1,067 and ₹933 per sq ft. The two 1,500 sq ft homes are the same size, in the same society, in the same collection, and still differ by ₹2 lakh, because the owners chose different things to build.

4. The collection label is not the whole story

You might expect every Lux home to cost more per sq ft than every Premium home. It does not work that way. The Lux 3 BHK at Parkways, Wakad, came out at ₹1,000 per sq ft — identical to the Premium 3 BHK at Bella Casa Royal, Baner. Meanwhile the Lux 3 BHK at K Ville, Ravet, came out at ₹1,833. The collection tells you the level of finish, customisation and service. It does not fix how much is being built.

In the same spirit, the delivered homes do not all sit neatly inside our indicative bands. Several Lux homes in the table came in below the indicative Lux band for their size, and the 4 BHK Essential home at K-Shire, Punawale, came in above the indicative Essential range. Indicative bands are a starting point at a typical carpet area; your final price is fixed after a site visit and design sign-off, and once signed it does not move. *Terms & conditions apply.

5. Nobody agrees on what ‘sq ft’ means

Carpet area, built-up area and super built-up area are different numbers for the same flat, and super built-up can be considerably larger than carpet. A firm quoting ‘₹900 per sq ft’ on super built-up area may cost you more than one quoting ‘₹1,100 per sq ft’ on carpet. Always ask which area a rate is based on — and then stop using the rate.

What actually drives your interior cost

If not area, then what? In our experience these are the levers that move a Pune flat’s interior budget, roughly in order of impact:

  • Scope. Modular only, or full home with civil changes, electrical, false ceiling and painting? This is the biggest single decision — at Hauspire it is the difference between Essential and Premium.
  • Number of bedrooms and wardrobes. Each wardrobe is a significant line item. Full-height with a loft costs more than a 7-foot unit.
  • Kitchen layout and size. An L-shaped kitchen with a loft and a tall unit costs more than a straight one. See our modular kitchen cost guide for the detail.
  • Board and finish. BWP plywood vs HDHMR, laminate vs acrylic vs PU shutters, standard vs premium hardware.
  • Customisation. Feature walls, coffered ceilings, backlit niches, jaali screens and bespoke furniture all add cost. The Premium 3 BHK at Bella Casa Royal, Baner, had a media-led living room, a timber-inset coffered ceiling and backlit arched niches in the dining area — that kind of detail is what separates two homes of identical size.
  • Décor and loose furniture. Décor is roughly 10–15% of a Premium budget and 25–30% of a Lux budget.

Our 2 BHK cost guide and 3 BHK cost guide break these down room by room for the two most common Pune flat sizes.

A better way to budget than rate × area

Here is the approach we would use if we were buying, not selling.

  • Start from home size and collection, not area. Use indicative full-home bands like ours as a first anchor. A 2 BHK full home in Premium is ₹9–11 lakh; a 3 BHK is ₹12–14 lakh.
  • Decide your scope honestly. If the builder’s finish is fine and you only need furniture, a modular-only scope is much cheaper. If you only need a kitchen and wardrobes, that is roughly 60% of a full-home price; a kitchen alone is roughly 34%.
  • List the rooms and units. Kitchen, each wardrobe, TV unit, vanities, shoe cabinet, pooja unit, study. This is what you are actually paying for.
  • Pick finishes per room. You do not need acrylic everywhere. Spend on the kitchen and master bedroom; go simpler in the guest room.
  • Get an itemised, fixed quote after a site visit. Then compare quotes by scope and materials, not by headline or rate.

Our cost calculator does the first two steps for you in under a minute. It will not give you a per-sq-ft number. That is deliberate.

What about time? The days column, honestly

Since the table has a days column, it would be dishonest to skip it. Our standard promise is a 45-day handover, written into the contract, starting after final design approval and site readiness. *Terms & conditions apply. The days in the table are the full job as recorded, so they are not a like-for-like test of that promise — but they are worth looking at anyway.

  • One home in the table — the 2 BHK Lux at Favolosa, Balewadi — was handed over in exactly 45 days.
  • Nine of the 20 were handed over within 60 days. The median across all 20 is 62.5 days.
  • Premium homes averaged about 60 days; Lux homes averaged about 78 days.
  • The longest, the heavily customised 3 BHK Lux at Prime Panache, Baner, took 140 days.

The pattern is what you would expect: bigger homes and more customisation take longer. Our own delivery windows after design approval and site readiness are 45–60 days for Essential, 45–90 for Premium and 60–120 for Lux. If a firm tells you every home finishes in 45 days regardless of size, ask to see their days column.

Frequently asked questions

What is the average interior design cost per sq ft in Pune?

Across 20 full homes we have delivered, the pooled average is ₹1,129 per sq ft (₹245 lakh over 21,700 sq ft), with individual homes ranging from ₹833 to ₹1,833. That is our data, not the whole market, and the range matters more than the average.

Why do small flats cost more per sq ft?

Because the expensive items — kitchen, wardrobes, TV unit — do not shrink in proportion to floor area. A 700 sq ft 2 BHK still needs a full kitchen and two wardrobes. In our Premium collection, the implied rate falls from about ₹1,091–1,455 per sq ft for a 1 BHK to ₹833–944 for a 4 BHK.

Is a quote based on per-sq-ft rate a bad sign?

Not necessarily bad, but incomplete. A rate is fine for a first conversation. Before you sign, insist on an itemised quote listing each unit, its size, board, finish and hardware, plus a written list of exclusions. Our guide on reading an interior design quotation shows what to look for.

Does the per-sq-ft rate include false ceiling and painting?

It depends entirely on scope, which is another reason rates mislead. Our Essential collection is modular only and excludes civil work, false ceiling, painting and loose furniture. Premium and Lux include civil modifications, electrical, false ceiling and painting. Plumbing or structural changes and appliances are excluded unless specified.

Will my final price change after I sign?

Not with us. The price is fixed after the site visit and design sign-off and does not move once signed. *Terms & conditions apply. With any firm, ask in writing what, if anything, can change the price after signing.

If you want a real number for your home rather than a rate, the fastest route is our cost calculator for a ballpark, followed by a site visit for a fixed quote.
