Everyone says turnkey. Ask them who makes the kitchen. That question separates two very different businesses.

There are two kinds of turnkey, and only one of them is accountable

Most turnkey companies are coordinators: they design your home and manage the vendors who build it. That's a real service and it's worth paying for. But when the fabricator is three weeks late, your coordinator is exactly as stuck as you are — they can apologise and phone somebody. The other kind of turnkey makes the work itself. When we're late, there's nobody for us to phone. That's the difference, and it only becomes visible on the bad day.

One number to call

The single most common complaint in this category isn't price — it's that nobody owns the problem. Designer says it's the contractor. Contractor says the drawings were late. You end up project-managing your own home from your office. With us there is one company, one project manager with a name, and one phone number for the whole thing, including year three.

What we still don't do

Civil and structural work, plumbing relocation, appliances, upholstery. We coordinate the first two with our own site team and source the others honestly. Turnkey shouldn't mean pretending you make everything — it should mean one company is answerable for all of it.

Excluded: civil and structural changes, plumbing relocation, appliances, loose furniture unless specified. We publish exclusions because a quote that hides them isn't a quote.
